Overview

What is a Home Loan?

A home loan is a secured loan from a bank or NBFC that helps you purchase, construct, or renovate a residential property — with the property itself serving as collateral until the loan is fully repaid. Because it’s secured, home loans typically carry the lowest interest rates of any retail loan product. Under the old income-tax regime, the principal and interest you repay can also qualify for tax deductions, subject to the limits in force.

LTV / collateral: Up to 90% — RBI LTV slabs: up to 90% for loans up to ₹30 lakh, 80% for ₹30–75 lakh, 75% above ₹75 lakh.

  • Minimum monthly income ₹25,000
  • Good CIBIL score preferred
  • Property should be clear-titled

Documents

  • PAN card and Aadhaar card
  • Last 3 months’ salary slips or ITR (self-employed)
  • Bank statements — last 6 months
  • Property documents and sale agreement

Do’s

  • Compare rates across multiple lenders before committing
  • Keep your CIBIL score above 750 for the best rates
  • Budget for stamp duty and registration costs, not just the EMI
  • Choose a tenure that balances EMI affordability with total interest paid
  • Get the property title legally verified before applying

Don’ts

  • Don’t max out your loan eligibility just because it’s offered
  • Don’t skip reading the fixed-vs-floating rate fine print
  • Don’t apply to many lenders at once — multiple hard inquiries hurt your CIBIL
  • Don’t ignore prepayment or foreclosure charges when comparing offers
  • Don’t proceed if the property title isn’t clear and marketable

FAQs

Home Loan — common questions

Can I get a home loan with a co-applicant?
Yes — adding an earning co-applicant (spouse, parent or sibling) can increase your eligibility and may offer tax benefits to both applicants.
Fixed or floating interest rate — which is better?
Fixed stays constant through the tenure; floating moves with the lender’s benchmark rate. Floating is more common in India and usually works out cheaper over the long term.
Can I prepay my home loan?
Yes. RBI has waived foreclosure charges on floating-rate home loans for individual borrowers; fixed-rate loans may still carry a prepayment fee — check before signing.
How much down payment do I need?
Typically 10–25% of the property value, since RBI’s LTV norms cap how much of the value a lender can finance.
Can self-employed individuals get a home loan?
Yes, with additional documentation — ITR, business proof, and bank statements. Some lenders in our network specialise in self-employed profiles.
