How EMI is calculated
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r the monthly interest rate (annual rate ÷ 12 ÷ 100) and n the number of monthly instalments.
Most Indian retail loans use the reducing-balance method: interest is charged only on the outstanding principal, so the interest part of each EMI falls over time while the principal part rises.
Tips to lower your EMI
- Improve your credit score (750+) to qualify for better rates.
- Choose a longer tenure for a lower EMI — but you’ll pay more interest overall.
- Make part-prepayments when you can; floating-rate home loans for individuals carry no foreclosure charges.
- Compare the APR, not just the headline rate — fees change the real cost.
